Design Waterproofing Systems has recently been involved in the roof refurbishment at a huge warehouse in Pinetown for one of South Africa’s largest property groups. The combined total of the main warehouse and administration blocks is approximately 32000m2. The warehouse is currently empty and various tenants are considering this prestige warehouse for occupancy.
The brief from the client was clear. The need for a long lasting protective coating and most importantly, one which would help reduce heat in the warehouse to make conditions more comfortable in the often extreme heat and humidity of the Durban climate.
Various products were considered taking into account cost, as well as roof cooling effectiveness. It was eventually decided that the coating which ticked all the boxes was Superflect which is supplied and manufactured locally by Reflective Coating Technologies. They have many years of experience in the development and manufacture of cool roof coatings.
The specification included minor roof repairs, some areas of rust treatment and then thorough waterjet cleaning to ensure perfect preparation for the application of the new cool roof coating. The actual coating was to be applied by means of airless spray. This application method is not only much quicker, but ensures even coverage and an excellent finish. The ideal thickness for the thermal heat barrier to be applied is approximately 125 microns. This should give a lifespan of at least 10 years before overcoating is required.
The Superflect cool roof coating system is only marginally more expensive than conventional roof paints. But the extra cost and more is recovered back over a short period of time. This is due to the cooling benefits drastically cutting down on air conditioning costs as well as staff being more productive due to cooler working conditions. The Superflect is also a better quality coating than normal acrylic roof paints and will have at least a 50 percent longer lifespan.
